Bid4Homes is introducing a revolutionary program that helps real estate professionals boost their income by selling REO properties faster. Traditionally, agents have viewed online auction companies as competitors. But we make agents our partners and pay them a commission.
When the power of an online auction is combined with the expertise and knowledge of a local agent, the chance for success goes up! Bid4Homes’ 3in1 Listing program works with real estate professionals and REO asset managers to sell more property faster, and reward the listing agent and buyer’s agent.
Bid4Homes matches real estate professionals who are registered with Bid4Homes, with REO properties as they become available.
We also want to work with agents who sell properties for REO asset managers.

How the program works.
Our 3in1Listing program is a unique three-phase process that can accelerate the possibility of a sale beyond traditional means.

Listing agents earn a commission whenever the property sells
Agents will earn a commission if the property sells in any phase of the 3in1Listing program. We compensate listing agents fairly based on the scope of work, which varies by property.
Phase 1
- The listing agent photographs the property, helps create a selling description, puts up the sign, provides disclosures and conducts an open house.
- Bid4Homes creates an online auction lasting 28 days (14 days in preview and 14 days for bidding).
- The auction is listed on both the Bid4Homes and RealtyTrac websites. Over 3 million visitors come to these sites combined.
- Bid4Homes markets property at no cost to agent.
- If reserve price is met, property is sold and agent gets commission within 40 days.
- If the high bid does not meet the seller’s minimum price, the asset manager can choose to accept or reject the bid, or have Bid4Homes negotiate with the high bidder.
- If the property doesn’t sell, it moves to Phase 2.
Phase 2
- Agent markets property. Places property in MLS
- The property stays listed on the Bid4Homes’ site, inviting interested buyers to “make an offer.”
- Offers are communicated to the agent by Bid4Homes.
- Agent generates contract and Bid4Homse sends to asset manager.
- If property sells, agent collects commission within 40 days.
- After 90 days, if the property does not sell, it moves to Phase 3.
Phase 3
- Bid4Homes’ Senior Account Manager develops a plan with the listing agent.
- The price is re-evaluated based on past offers and how quickly the asset manager wants to sell the property.
- Different types of auctions are considered.
- The Senior Account Manager gets agreement to the plan from the asset manager.
- Bid4Homes markets property.
- Online auctions are listed on both Bid4Homes and RealtyTrac’s websites.
- The agent receives a commission when the property sells.
Listing agents easily get up-to-date information.
Every listing agent working with us as a partner has access to a password-protected website showing up-to-date status of their property. All critical steps in the transaction process and copies of property documents are listed in the property’s online file.
We make settlement and disbursement of funds easy.
Bid4Homes has an online process for settlement. We offer buyers settlement services with LandAmerica (click here for LandAmerica information). Closing and disbursement of funds will occur within 37 days of the winning bid’s acceptance.
